By booking and/or checking into Copley House, you (the "Guest") agree to abide by the following terms and conditions. These policies are in place to ensure a safe, comfortable, and enjoyable stay for all guests. Please read the terms carefully.

1. Reservation and Cancellation Policy
   Guests agree to the specific cancellation policy outlined at the time of booking. Failure to comply with the cancellation policy may result in penalties, including but not limited to forfeiture of deposits or payment for the full stay.
2. Payment and Pre-Authorization
   A valid credit card is required to make a reservation. Guests agree to the pre-authorization of their credit card prior to check-in to validate their reservation. For pre-paid third-party reservations, guests must provide a credit card and valid ID for incidentals.
3. Identification Requirements
   Guests must present a valid government-issued photo ID and matching credit card at check-in. This applies to all reservations, including pre-paid third-party bookings, in order to verify identity and process incidental charges.
4. Minimum Age Requirement
   The minimum age for check-in is 21. Guests under the age of 21 must be accompanied by an adult who meets the check-in requirements or complete the required waiver with their parent or guardian.
5. Property Layout and Accessibility
   Copley House consists of multiple buildings, and some rooms may require walking up or down stairs, as there are no elevators on the property. By booking, you acknowledge and accept the limitations in accessibility and understand that we encourage guests to notify us ahead of time if they prefer a specific floor level.
6. Smoking Policy
   Copley House is a non-smoking property. Smoking is prohibited in all indoor areas. A $250 cleaning fee will be charged to the guest's credit card if this policy is violated.
7. Quiet Hours and Partying Policy
   Guests are expected to respect the quiet hours (9:00 PM to 9:00 AM) and be considerate of other guests. Parties or loud gatherings are strictly prohibited. Failure to comply may result in the termination of the stay without refund.
8. Pets Policy
   Only small dogs are allowed on the property with a $100 refundable deposit, which will be returned upon checkout, provided there are no damages or disturbances caused by the pet. Please note that cats and other pets are not permitted.
9. Parking Policy
   Copley House offers limited parking at a rate of $35 per night, subject to availability. Guests acknowledge and accept that parking is on a first-come, first-served basis, and Copley House is not responsible for towing expenses, parking tickets, or damages to vehicles while on the premises.
10. Front Desk Hours and Services
    The front desk is open from 9:00 AM to 9:00 PM. Copley House offers a self check-in procedure for guests arriving after 9:00 PM given that all reservation requirements are met. The front desk reserves the right to close earlier at its discretion. Guests are provided with an emergency after-hours phone number at check-in but please note, after the front desk is closed, there may be no staff available to assist with requests or concerns.
11. Housekeeping Policy
    Daily housekeeping services are not provided unless specifically requested by the guest. Requests for additional housekeeping can be made at the front desk during operational hours.
12. Liability and Damages
    Guests are responsible for any damages or disturbances caused during their stay. In the event of any damage to the property or violation of the terms of this agreement, Copley House reserves the right to charge the guest's credit card for repairs or additional cleaning fees.
13. Acknowledgment of Terms
    By making a reservation or checking in, you acknowledge and accept these Terms and Conditions. Copley House reserves the right to update or amend these policies at any time without prior notice.
